Home Buyer’s Surveys

Home Buyer’s Surveys

Our Home Buyers survey will give you a comprehensive assessment of your prospective home's condition, along with possible areas for repair, opportunities to improve energy efficiency, and questions that should be raised with your solicitor before you buy.

Peace of mind, before you move

Our Home Buyer’s Survey provides a comprehensive assessment of a propertyโ€™s condition, enabling you to make an informed decision before committing to a purchase, or if you’re planning maintenance. Our surveys follow Levels 2 & 3 of the RICS Home Survey Standard, and are undertaken by Chartered Surveyors with a minimum of 10 years post-qualification experience.

The in-depth survey provides detailed information about the buildingโ€™s structural integrity, condition of key elements, and any defects that might cause problems or be expensive to fix in the future. Armed with this knowledge, you can proceed with your negotiations in confidence.

Identify building defects

Assess the true condition of a property before exchanging contracts, so you can proceed with confidence.

Negotiate a fair price

If the report identifies work required, you may be able to renegotiate the price to cover the cost of repairs.

Plan for the future

Understand your maintenance and repair obligations so you can budget effectively and avoid unexpected costs.

What Level of Home Buyer's Survey Do I Need?

Not all homes need the same level of survey inspection. The age, type, condition and your plans for the house will determine the most appropriate level of detail.

There are two main levels of Home Buyer's Survey to choose from:

Home Buyer's Survey - Level 2

โœ“ Perfect for standard properties in reasonable condition
โœ“ Identifies urgent and significant issues
โœ“ Uses clear 'traffic light' ratings for different elements
โœ“ Provides advice on repairs and maintenance
โœ“ Option to include a valuation if required

Home Buyer's Survey - Level 3

โœ“ Provides a thorough assessment for older, unusual, or properties needing work
โœ“ Includes detailed inspection of hard-to-reach areas
โœ“ Identifies hidden defects and potential problems
โœ“ Provides repair options with timelines and estimated costs
โœ“ More extensive investigation of building services

Answer a few simple questions to find out which survey best suits your needs:

How old is the property?
What type of property is it?
What condition do you think the property is in?
Do you plan to make major changes to the property?
How much detail do you want about the property's condition?
